Duties: Perform sourcing, underwriting, due diligence, structuring, and closing for new acquisitions and development opportunities across all points on the risk spectrum (core, value-add, and opportunistic) on the west coast of the United States (California, Oregon, and Washington). Transactions will primarily include industrial with a secondary focus on office, retail, and multifamily investment opportunities. Make presentations to JP Morgan’s investment committee to recommend the acquisition of identified real estate investment opportunities. Responsible for overseeing deal teams, as well as coordinating with asset management, engineering, research, and other external service providers. Establish bidding and negotiation strategies for potential real estate investments. Evaluate, underwrite and recommend appropriate investment opportunities. Build internal consensus on valuation and transaction structure through proactive communication with the head of west coast acquisitions, the chief investment officer, and portfolio managers. Responsible for identifying solutions that drive transactions to closing. Organize and coordinate closings and transition investments to the asset management team post closing. This position does not supervise other employees.
Minimum education required: Bachelor’s degree in any field.
Minimum experience required: Five (5) years of experience at institutional investment management firms in real estate acquisitions and/or asset management focused on the industrial, office, multifamily, and retail asset classes in California.
*Skills required: Must have five years of experience building cash flow, valuation, and joint venture waterfall models in Microsoft Excel and utilizing Argus. Must have three years of acquisitions experience. Employer will accept any amount of professional experience with the following skills: Demonstrated knowledge of the industrial, office, multifamily, and retail real estate asset classes. Current market knowledge of the Los Angeles, Orange County, Inland Empire, San Francisco Bay Area, and Silicon Valley markets. Demonstrated ability to structure and close development joint venture equity investments. Demonstrated ability to source, underwrite, and close multiple industrial acquisitions in excess of $50 million located in Southern California and the broader Western United States. Experience working with institutional industrial investment sales teams including CBRE National Partners, Eastdil Secured, and Cushman & Wakefield. Experience writing investment committee memorandums and presenting investment opportunities to real estate investment committees. Experience with the due diligence and closing process of real estate acquisitions, including reviewing leases, property physical condition reports, environmental reports, and title reports. Demonstrated knowledge of the land entitlement and building process in California. Experience underwriting real estate market conditions, including lease and sales comps and supply/demand analyses, in the identified major real estate markets in the western United States.
