Provide senior level effective property and engineering operations management of the Bangalore premises by working closely with our service providers (JLL and CBRE) so that the properties are proactively maintained.

Develop strong connectivity to the lines of business, service providers, JPM business partners and the GRE regional team to ensure alignment with the GRE and the firm’s objectives of ensuring best in class service delivery.



Support the India cluster Manager & South Area Manager in the development and execution of Bangalore related strategies.


Client Management

Develop and maintain strong client relationships with the LOB’s translating to a trusted advisor to the business.

Anticipate client needs and recommend appropriate solutions. Ensure clients are consistently informed of progress towards meeting agreed objectives.


Property Operations

In coordination with the area manager and working in partnership with the property and engineering service provider ensure that best in class services are provided at all sites whilst developing new cost effective techniques that maximize resources and spend. These services include but are not limited to:

  • Centralized call center (Facilities Direct);
  • Housekeeping to an appropriate standard;
  • Logistical support (churn and move management);
  • Minor construction works 
  • Life-cycle replacement of critical assets
  • Repairs and maintenance program;
  • Energy and sustainability program to meet consumption targets;

Effective and timely reporting on FM related matters including energy usage, vacancy and EHS incorporating incident review


Engineering Operations


Work in partnership with the engineering vendor (JLL), local and regional Engineering teams to ensure critical systems are adequately monitored and maintained to minimize the risk of any failure causing an impact on the ability of the business to operate. This will be achieved through the:

  • Development of a preventative maintenance program for each site;
  • Monitoring of reactive maintenance tasks to ensure they are completed in a timely manner;
  • Periodic inspection of all sites;
  • Overseeing of emergency trouble shooting and repairs including incident reports (root cause analysis);
  • ITSM change management and REPAC escalation system; and
  • Checking to ensure the Landlords base build plant and equipment maintenance and statutory obligations have been met.

Risk Management and Assurance

  • Compliance with all regulatory and statutory regulations.
  • Ensure compliance to the Bank’s standards and adherence to process
  • Safeguard the Bank from reputation and operational risks


Vendor management including TPO and contracts:

  • Ensure vendors (JLL/CBRE) delivers all the services as per the agreed SCOPE in the Brave contract
  • Vendor delivers as per the agreed SLAs and meets the KPIs.
  • Assure the vendor has appropriate structure and staffing to deliver the services.
  • Ensure the people deployed by the vendors are appropriately on-boarded, trained and off-boarded.
  • Ensure governance meetings are held periodically.



In partnership with the GRE local and regional Finance team:

  • Ensure annual plans for each property are consistent with the long term plans for the asset; and

Participate in the development of the budget for each property and monitor financial results.



  • A managerial role in the real estate industry minimum 5 years.
  • Experience working with multinational companies is preferable.
  • Property Management and/or Engineering background.
  • University degree preferable.
  • Effective leadership, communication and collaborative skills.
  • Experience in managing people and building relationships.
  • Excellent planning and programming skills.
  • Good understanding of financials.

Personal skills

  • Have a strong customer and service delivery focus.
  • Able to create support people networks.
  • Be positive, proactive and responsive.
  • Be a good all around communicator. Proficiency in English is a must.
  • Be a creative, lateral thinker, open to new ideas, and able to adopt and implement changes effectively.
  • Able to create an atmosphere within the department that is conducive to change.
  • Have a high ethical standard. 
  • Personal credibility is very important.
