The Global Real Estate (GRE) team consists of more than 400 employees, executing 13,000 capital projects per year globally totaling nearly $2 billion a year in design, construction and capital investment.
 
This role will:
  • Support the development of comprehensive real estate strategies for each asset in the portfolio (with special focus on Strategic Hubs and Financial Centers) and ensure annual plans for each property are consistent with long term plan.
  • Participate in developing the P&L Budget and 5-year Capital Plan for the portfolio. Assist in the monitoring of financial results as well as identifying opportunities and risks across the Region, ensuring we meet our productivity challenge.
  • Lead the development and ongoing management of the Capital Plan and related initiatives, including the management of Project Charters,  CERP and TFA processes. Participate in the investment analysis for all significant construction / redevelopment projects to ensure appropriate allocation of capital and return on investment
  • Review on-going CLS/LOB demand projections for the region to ensure occupancy/vacancy levels are well understood and actively reported and managed
  • Lead analysis of key real estate / occupancy metrics and resulting action plans. Coordinate management reporting, including Regional Business Reviews, Milestones/Roadmaps, Capital/Strategic Recommendations, Program Updates, etc.
  • Manage and facilitate the Governance process and bi-weekly updates
  • Interact with GRE’s Global Program Office, Planning & Operations, Corporate Location Strategy, and other functional teams to identify opportunities to improve systems and processes, and leverage best practices across the regions
  • Ensure thoughtful integration of GRE Global Functional teams and initiatives (i.e. Solar, LED, etc.), as well as corporate functions (Finance, Technology, HR, Security, etc.).
  • Actively participate in the development of Regional Goals and Objectives in alignment with the Global GRE/CAO’s financial and operating plans/strategy
  • Actively participate in the Region’s People Agenda (i.e. EOS Action Plans, Process Improvement Initiatives, etc)
  • Review and approve regional communications developed by Regional Coordinators in partnership with GRE functions and Global Client Management teams
  • Provide oversight and overall management of Strategic Regional Planners, Regional Coordinators, and Business Manager resources and activities. Team is physically spread throughout the south US states including California, Arizona, Texas and Florida.
  • Execute goal setting, mid/end-year performance appraisals and development plans for the individuals within the team.
  • Support Planning & Operations team members in resolution of regional real estate issues, including the execution of the occupancy strategy
  • Partner with all Hub leaders and functional teams to accommodate tactical / short-term employee space requirements/moves-adds-changes and provide a seamless transition process for employee moves
  • Candidate must be able to demonstrate a strong understanding of the corporate real estate business and have ample experience in the field. He / She must have excellent organizational and communication skills, as well as the ability to integrate various functional disciplines towards the achievement of common goals.
  • Minimum 10 years experience in the corporate real estate business / industry.
  • Proven management track record and understanding of the complexities of real estate strategy and the integration of the various functional disciplines.
  • Possess strong program management and organizational skills, including ability to create integrated project plans and manage to deadlines and financial targets.
  • Exhibit excellent written and oral communication skills as well as superior influencing and relationship management skills
  • Team player. Must have a collaborative and participative management style.
  • Strategic thinker with sound analytical skills. Display the ability to understand and translate strategic initiatives into tactical plans, with strong problem-solving skills and ability to drill into the detail.
  • Demonstrate experience in investment analysis of individual properties and portfolios, including assessment of capital plans and other financial decisions associated with maximizing value for owner.
  • Ability to effectively interact with Business and Corporate Leaders, ensuring alignment of Local, Regional and Global GRE and LOB Leadership relating to real estate decisions.
  • High level of professionalism and commitment.
  • Knowledge of LOBs, business processes and procedures, corporate policies, regulatory requirements, etc.
  • Experience managing within a regional multi-site/multi-cultural asset portfolio
