JPMorgan Chase Corporate Real Estate is responsible for a worldwide occupancy portfolio of 75 million square feet across 61 countries in over 6,500 properties.
 
Specifically, the position provides support to the GRE Global Head of Engineering and Building Operations as well as other senior leaders within Property Management.
 
This position will be held during the development and construction phases of a high rise Midtown NY office tower. It requires extensive experience with developing multi-story properties and an expertise with property engineering and building operations, inclusive of critical systems components.
 
The ideal candidate will have a proven track record of delivering new office towers and experience with managing mechanical operations of a high-visibility structure
 
Functional Responsibilities:
  • Support development, implementation and maintenance of all mechanical and critical systems components during the development and construction phases of a multi-year project
  • Serve as a subject matter expert across various aspects of mechanical operations including system requirements, vendor negotiation and engineering consultation
  • Support direct and outsourced staff running mechanical and critical systems operations
  • Provide strategic planning and coordination of all major MEP systems installations
  • Identify and select MEP contractors, negotiate best rates, supervise and administer work in progress
  • Support all levels of management on operations, MEP issues, utility budgets, and energy management
  • Support Construction Management in matters covering mechanical installations, in construction areas where size and complexity require MEP project management
  • Develop engineering strategies, inclusive but not limited to:
    • Establishing preventative maintenance programs
    • Establishing Chemical treatment programs
    • Implementing code compliance solutions
    • Testing equipment and systems
    • Adhering to environmental issues
    • Evaluating Union personnel, training new and existing staff, participate in apprenticeship programs
    • Engineering of constant volume dual duct systems to new tenant VAV distribution networks ( supervise and approve)
    • Analyzing buildings mechanical distributions systems and developing future capital budgets
    • Overseeing mechanical operating engineering staff
  • 15 years of related experience
  • Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding
  • Ability to write routine reports and correspondence
  • Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor
  • Ability to effectively present information to an internal department and/or large groups of employees
  • Requires basic knowledge of financial terms and principles
  • Requires intermediate analytical skills
  • Uses computer for work order system, email,
  • Basic skills with Microsoft Office Outlook, Excel and PowerPoint
  • Knowledge of OSHA standards
  • Operates with high level of integrity and ethical conduct
  • Ability to communicate effectively both verbally and in writing
  • Results Driven
  • Demonstrated technical proficiency
  • Preference will be given to those applicants with previous experience maintaining a medium to large  commercial or industrial facility
  • HVAC certification a plus
  • Building automation experience a plus
  • Understanding of emergency power systems, UPS and generators
  • Understanding of Fire Life Safety systems
  • Detail oriented with the ability to multitask
  • On call 24 hours a day / 7 days a week
